To ensure your special day at College Farm runs as smoothly as possible, please familiarise yourself with our

Terms & Conditions below:

Hire Term

From 9.00 am Friday to 12 noon Sunday (Saturday Weddings). Please note this hire term is for weddings only on one day and does not include extra parties or entertaining the night before/morning after a wedding unless by prior agreement & at an extra cost.

Payment: (Saturday Weddings)

A £1,000 non-returnable deposit must be paid as confirmation of the booking. The balance is to be paid in instalments of £1,000, to be received in full by two months before the date of the wedding. If a third party wishes to make payments due to us on your behalf we are happy for them to do so, but please note that unless we agree with you in writing you are legally responsible for any payments due to College Farm. If the agreed amount is not paid in full by the date of the last instalment then the Agreement will be null & void.

Norfolk County Council Registrars

Civil Wedding Ceremonies are conducted by Norfolk County Council Registrars. You are responsible for booking the Registrar. They can be booked up to ten years in advance and we recommend you speak to them to check their availability before confirming with us. Please do not leave children unaccompanied at any time and be aware that we have ponds close to the house as well as several uneven surfaces. Parents and guardians are responsible for the safety of their children at all times whilst at College Farm. We reserve the right to ask parents of unsupervised or disruptive children to remove them from the premises.

No Smoking

College Farm is a smoke free zone but there will be clearly marked sand buckets available for cigarette butts.  Please use these and do not leave any litter on the ground.


Please do not leave valuables in your vehicle or in the grounds. College Farm cannot be held responsible for any loss or damage.


Any damage to property or equipment at College Farm will be chargeable to you and as such a £1,000 breakages deposit is required. You may either give us a cheque or your debit card details as a guarantee for us to ensure we have a way of recouping any costs liable as result of any damage to property or equipment at College Farm. We reserve the right to charge for any unreasonable damages and excessive breakages but not without discussing this with you first and giving you a breakdown of any costs.


We are a working farm with animals so please note that dogs are not allowed, except guide dogs.

Promotional Materials

Unless notified in writing College Farm reserves the right to use any material (photographic or video) shot by guests &/or professional photographers and to take our own promotional photos & videos which you agree to being used at any time either online, through our website, via our Facebook, Instagram & Twitter pages, and/or through printed media. You also agree to your photographer/videographer giving us access to their photographs (with credit to them) to use as above.


College Farm has insurance cover in place for the Location and all other property of College Farm which forms part of the Location on hire either permanently or only for the duration of the Hire Term. College Farm’s insurance shall not cover the Customer’s property nor that of any third parties. College Farm will not be liable for any personal injury or damage to property, which occurs during the Event, save for personal injury which is attributable to improperly maintained equipment or structural work owned and maintained by College Farm. College Farm will not be liable for any other loss or damage arising out of any circumstances beyond its reasonable control.

Cancellation of Booking

In the event of cancellation by the Customer at any time the deposit is non-refundable. Any other expenses incurred by College Farm in relation to the booking will be charged accordingly.

Health and Safety

Any and all electrical equipment to be used by the Customer during the Event must be fully PAT Tested. All such equipment must bear the appropriate labels and be accompanied by the appropriate certificates as proof of such testing and compliance.

Access to the Venue

The Customer shall be shown the Location area and shown the access points. The loading and unloading point is available from the drive to College Farm or from Butters Hall Lane. Access for loading and unloading is permitted by prior arrangement only and at College Farm’s sole discretion. Parking facilities are available for guests. Camping is available for guests in an adjacent field. Caravan parking is available in a separate field due to access restrictions to the camping field.

Good Order and Nuisance

The Customer shall be required to keep all guests under a reasonable level of control. This obligation shall extend to noise levels, general behaviour and sobriety. This obligation shall also apply to other individuals such as performers hired by the Customer that are not under the control or the responsibility of College Farm. Guests must comply with the reasonable requirements of management for the preservation of safety, law and order, to all licensing regulations and not cause annoyance or disturbance to our neighbours. You will be liable for any costs arising from breached regulations or unreasonable behaviour by your guests or your suppliers.

Noise must be kept to a reasonable level at all times.

Bars must close by 11pm. All music (live or recorded) used for the Event must finish by 11.00 pm. Any person not paying heed to this will be asked to leave the premises immediately and College Farm may turn off the power leading to any amplified music.

Silent discos, fireworks, Chinese lanterns & helium balloons are not permitted.

The site must be vacated by 11.30pm but you may move to the bonfire in the adjacent field. Please note music is not allowed in the bonfire area and noise must be kept to a very low level so as not to disturb our neighbours.

Residents remaining on site as B&B guests or campers are requested to behave in a quiet and orderly manner after the end of the festivities. Please do not make excessive noise out of respect to those of us living here & our neighbours.


All catering is to be supplied by the Customer or an outside catering company of their choice.

Venue Personnel

The Customer shall ensure that they or their caterers provide any staff required. College Farm does not provide staff.

Licensing and Alcohol

A professional licensed bar must have proof of the Temporary Events Notice awarded by the local council along with a Personal Licence holder working on site. It is their responsibility to ensure that your guests do not break the laws regarding alcohol consumption. Bars must close by 11pm. Should the customer decide to have a free bar no licence is required. No corkage is charged. https://www.breckland.gov.uk/article/4079/TEN-


We are a DIY venue and we have a list of recommended suppliers that we have used before but you are free to choose your own suppliers.  Please give us a list of all suppliers you are booking them so we can approve them.  We require a full list of all suppliers with their full contact details.  We will contact all suppliers to make sure they are familiar with the site and to liaise when they may have access to the site.

Set Up & Removal

Suppliers may have access to the venue from Thursday in order to set up marquees, etc.  The customer shall have access from 9.00 am on Friday.

Unless otherwise agreed the Customer & their guests shall be required to vacate the Location at the end of the Hire Term. Where the nature of the Event necessitates additional time to remove any of the Customer’s property an alternative leaving time shall be agreed and set out in the Schedule of Wedding Planning Sheet filled in by the Customer & College Farm at least 2 weeks before the event. Suppliers (eg, marquees, toilets, generators etc) may collect on Monday (or another mutually agreed date) after a Saturday wedding.

Wedding Planning Sheet

You are free to choose your own suppliers but please make sure we have a full list of all suppliers & their contact details so we can approve them.  We also require all relevant information about the event as requested on the Wedding Planning Sheet, usually returned to College Farm approximately 2 weeks before the event.

Exclusive Use of the Venue

College Farm is our family home & we live here all year. Although we will not hire out any areas of College Farm and/or its grounds to anyone else during the hire period we cannot guarantee that no one else will be present in these areas at the same time as your guests.

Guest Information

You must provide your guests with such information as we may reasonably request, for example directions to the venue, location of car park & ponds, storage of valuables etc. Please supply College Farm with a copy of all information and invitations before you send your invitations so we can check all information about College Farm is correct. Please also send us your final invitations/website details so we have a copy of all information in case anyone rings us for last minute details (as they often do).


Please leave the campsite as you found it and remove all litter on departure. There will be a skip on site for all rubbish. 

Please be aware an extra cost will be added to the Bride & Groom's final invoice if we find any confetti on site apart from fresh or dried flowers and petals. 


Campers can use the toilets provided by the Bride & Groom, usually situated behind the marquee.  The Bride & Groom will be invoiced for any rubbish collected from the camp site so please leave the camp site as you found it and remove all litter on departure.  There is a skip on site for all rubbish.  There is a cold tap but there are no shower facilities.

College Farm accepts no liability for loss, damage or injury whilst at College Farm

We reserve the right to change these terms & conditions at any time and without notice.
